It is rarely advisable to undertake major capital expenditure simply to help a sale.

Extending, converting an outbuilding into an annexe or fitting an expensive kitchen are often best avoided, but it can be worthwhile to spruce up the house and garden, fit new kitchen cupboard doors or new taps in the bathroom.   * First impressions are very important – areas which can be seen from the roadside and on the walk between the car and front door.
  * Get up to date with any maintenance or small repairs needed.
  * Show rooms off to their best use.
  * Keep the house and garden clean and tidy.
  * De-clutter rooms as much as possible.
  * When showing people round, do not talk too much. Viewers want to be able to think about what they are looking at. If a couple leave them to their own devices for a time so that they are free to talk about the house out of your earshot.
  * During viewings, keep noisy children and dogs away from the house if at all possible.
  * Leave a parking space and turning area for viewers.
